Design Vision

Cliffs on Park is a three-lot, niche neighborhood on the cliffs of Lake Travis in the Texas Hill Country in the city of Austin, Texas. At the southern edge of the main bowl of Lake Travis, the Colorado River forms a recreational lake offering families year round enjoyment. These lots provide direct lake access to the deepest water on Lake Travis, boating capability, docks, and vast views of the surrounding Texas Hill Country.  

This unique estate property offers space and privacy including perimeter walls, multiple gated entrances, driveways which weave strategically around heritage oak clusters and dramatic sloping terrain.

The design intent is to preserve, protect, and enhance the lake and hill country environment for owners privacy and enjoyment.  This includes maintaining trees and the natural topography.  The Cliffs on Park Property Owner’s Association seeks to enhance and protect views from all homesites on the lots of the lake and surrounding hill country.   

The exteriors of all improvements will be modern with clean lines and a mix of materials to create an interesting and appealing look. Contemporary finishes such as large glass windows and doors, concrete feature walls, natural wood to offer warmth, corten steel, limestone, and materials that blend nicely into the hill country landscape.  Green plant walls or fences, native plants and soft features in and around the homes will make the community feel welcoming and comfortable.  

The development is planned to be open and spacious with sites located for modern and contemporary homes that flow with the topography and allow for views from each homesite and lot.  Seeking to maximize views, the roof lines, and heights will be designed with flat or low roof pitches.  Homes may have broad overhangs that cast a deep shadow on windows.  The distinction between “inside” and “outside” is blurred by the use of large moveable window walls that allow interior rooms to flow effortlessly to the outside.  The horizontal line is emphasized and expressed in multiple planes and heights.
